How Most Brokerage Splits Work

Traditional split (70/30, 80/20): The agent keeps 70–80% of their earned commission; the brokerage keeps 20–30%. This is the most common structure among full-service brokerages. The better the support, the more defensible that brokerage percentage is.
Tiered split with a cap: An agent starts at a lower split — say 70% — and moves up to 80%, 85%, or even 90% once they've hit a certain volume of closed commissions in a year. 100% commission / flat fee model: The agent keeps everything they earn and pays a flat monthly desk fee or a per-transaction fee to the brokerage. It's often a poor fit for newer agents who still benefit from support, training, and access to leads.
Team model: Some agents join a team within a brokerage, where the team lead takes a portion of their commission in exchange for leads, systems, and accountability.
